About Our Offers
How do you decide what to offer?
We start with the last 12 months of comparable sales within a half-mile, then back out estimated repair costs, our holding costs while we renovate, closing fees, and a modest margin. We share the comparable sales and repair estimate with every written offer so the number is never a mystery.
Is there any cost or obligation to get an offer?
None at all. We never charge for an offer and you are free to walk away at any point, including after you receive it. There are no commissions, no fees, and no surprise charges on our side. Ever.
Will you negotiate the price?
Yes. If you have information about the property or recent comps that we missed, we want to hear it. Our goal is a number that works for both of us, not a take-it-or-leave-it lowball. We can also adjust the offer structure around your closing timeline needs.
How long is the offer valid?
Our written offers are valid for 14 days from the date issued. If something comes up and you need more time, just call us. We can usually extend without re-running the numbers.
Can you beat a listing price?
Occasionally, after commissions and closing costs, the net from a cash sale is comparable to or better than a traditional listing. We cannot always match the gross number a retail buyer might offer in a hot market, but many sellers find the certainty, speed, and zero repair cost more than makes up the difference.
What We Buy
What kinds of houses do you buy?
Single family homes, townhomes, duplexes, triplexes, fourplexes, and condos. We buy properties in any condition: tenant occupied, inherited, fire or water damaged, code violations, foundation issues, or simply dated and needing full renovation.
Do you buy properties with liens or back taxes?
Yes. We can work around most lien situations including HOA arrears, contractor liens, and back property taxes. These are typically resolved at closing from the sale proceeds, not out of your pocket before we close.
Will you buy my house if it is in probate?
We are experienced with probate sales and can work directly alongside your probate attorney to get court approval when required. The timeline is longer for probate deals but we are patient and handle all coordination.
Do you buy mobile homes or manufactured housing?
We evaluate these on a case-by-case basis. The key factors are whether the home is on a permanent foundation and whether the land is included in the title. Call us to discuss your specific situation.
The Process and Timeline
How fast can you close?
As fast as 7 days when title is clear and there are no liens to resolve. The average across all our closings is around 14 days. If you need more time, we set a closing date that works for your schedule. There is no minimum.
What happens between signing and closing?
Our title company opens escrow, orders a title search, and prepares all closing documents. We stay in contact with you throughout and handle any issues that come up. Your job is to simply show up on closing day.
Can I choose the title company?
Absolutely. You can use any licensed title company in North Carolina or South Carolina. If you do not have a preference, we work regularly with several reputable local firms and are happy to recommend one.
What do I need to bring to closing?
A government-issued photo ID for each person on the deed. That is it. We handle all paperwork, wiring instructions, and coordination with your lender if there is a mortgage to pay off.
Repairs, Condition, and Cleanout
Do I need to clean or make repairs?
No. Take what you want, leave the rest. We handle cleanout, haul-off, and all repairs after closing. This includes major issues like mold, roof damage, HVAC failure, and structural problems.
What if my house has code violations or unpermitted work?
We deal with this regularly. Code violations and unpermitted work affect our repair estimate but they do not stop us from making an offer. We price them in so you do not have to resolve them before selling.
Can I leave furniture and personal items?
Yes. Take anything you want and leave the rest. Many sellers in inherited or estate situations find this especially helpful. We manage the disposal or donation of anything left behind.
Trust and Legitimacy
Are you actually a real cash buyer?
Yes. We are a local Charlotte company, in business since 2014. We close with our own funds through a licensed title company in North Carolina. We are happy to provide proof of funds before you sign anything.
How do I know you are not a wholesaler?
Wholesalers assign the contract to a third party and never actually buy the property themselves. At Keystone, our name appears on the deed at closing. We buy, renovate, and either sell or rent every home ourselves.
What if I get a higher cash offer somewhere else?
Take it. Seriously. We would rather you make the best decision for your situation than feel pressured into accepting our number. If you want us to review another offer before you decide, we are happy to do that too.
