The challenge
The developer needed a Class A tower delivered inside a 26-month schedule to capture pre-leasing commitments from two anchor tenants whose own lease expirations created a hard deadline. Subterranean excavation in existing urban infrastructure added schedule risk from day one.
Our approach
Ironline was brought on at schematic design under a Construction Manager at Risk agreement, allowing our team to overlap preconstruction with design. We fast-tracked the structural package, self-performed the subterranean concrete, and ran a parallel-path procurement strategy that eliminated 11 weeks from the critical path.
The outcome
Delivered 9 days ahead of schedule and $1.8M under the $94M GMP. Both anchor tenants moved in on their contracted dates. The project achieved LEED Gold certification and a Best of Denver commercial real estate award from NAIOP Colorado.

Why Ironline
Six things that make us different.
Not claims. Provable commitments we have kept for 27 years.
Cost certainty from day one
We issue a Guaranteed Maximum Price at the end of preconstruction. Not a range, not a rough order of magnitude - a contractual ceiling with shared savings provisions. Owners who have built with other GCs tell us this alone changes the project dynamic.
Self-perform where it counts
Our union crews self-perform site concrete, structural steel erection, and rough carpentry. That means the work that most often drives the schedule is directly in our hands, not subcontracted to a firm we cannot control.
Safety as a competitive advantage
A 0.61 EMR is not just a badge. Lower EMR translates to lower insurance costs that we pass through at negotiated rates. It also means fewer schedule disruptions, lower subcontractor risk premiums, and a work site that clients are proud to show.
Radical schedule transparency
Every owner gets a live cost-to-complete report every Friday, a two-week look-ahead schedule updated weekly, and a monthly executive summary they can hand to their board. No surprises. No last-minute bad news.
We eat our own cooking
Ironline partners personally invest in select projects alongside our clients. When we have equity in the outcome, every budget decision is sharper, every schedule risk gets solved at 6am instead of 6pm.
Zero-claim closeout
We have never litigated against an owner. We settle issues at the project level because our contracts are written clearly and our PMs communicate early. Thirteen-year average client relationship. That is the proof.
Safety culture
Safety is not a poster on the trailer wall.
Safety at Ironline is not a poster on the job-site trailer. It is how we estimate, schedule, and sequence work. Every project over $20M carries a full-time, dedicated safety manager. Every subcontractor completes our OSHA-30 gateway before setting foot on site. We run monthly safety audits with third-party observers and share the results with our clients - not because we have to, but because transparency is how trust is built.

What clients say
Owners. Architects. Developers.
"Ironline delivered our pavilion eleven weeks ahead of schedule and $1.2M under GMP. They self-perform the work that actually drives the schedule."
Dr. Lena Marquez
CEO, Pinegrove Medical
"Three towers, three on-time deliveries, zero litigation. That is the only data point that matters in this business."
Tom Reilly
Principal, Quincy Capital Partners
"Their preconstruction team caught $4M in scope creep before we broke ground. The GMP held to the dollar."
Aanya Patel
Director of Real Estate, Foothills Logistics
"We run a 24/7 operation. Ironline's phasing plan was airtight - our distribution never missed a beat during a 14-month project on a live site."
Jeff Carmichael
VP Facilities, Ironbridge Cold Storage
"I have built with six different GCs in Colorado. Ironline is the only one I have called back twice. The Friday cost report alone is worth the relationship."
Sandra Whitmore
CFO, Maplewood Financial Group
"Every sub on that job site knew what was expected and delivered. That tone comes from the top. Ironline runs a tight, professional operation from day one."
James Park
Principal Architect, Altura Design Associates
From the founder
"Every project we take is one where I am willing to put my phone number on the wall of the job-site trailer. If I would not do that, we should not take the project. Twenty-seven years in, that standard has never changed."
Marcus J. Holt
Founder and Chief Executive Officer, Ironline Construction Group
