The challenge

The developer needed a Class A tower delivered inside a 26-month schedule to capture pre-leasing commitments from two anchor tenants whose own lease expirations created a hard deadline. Subterranean excavation in existing urban infrastructure added schedule risk from day one.

Our approach

Ironline was brought on at schematic design under a Construction Manager at Risk agreement, allowing our team to overlap preconstruction with design. We fast-tracked the structural package, self-performed the subterranean concrete, and ran a parallel-path procurement strategy that eliminated 11 weeks from the critical path.

The outcome

Delivered 9 days ahead of schedule and $1.8M under the $94M GMP. Both anchor tenants moved in on their contracted dates. The project achieved LEED Gold certification and a Best of Denver commercial real estate award from NAIOP Colorado.

Safety at Ironline is not a poster on the job-site trailer. It is how we estimate, schedule, and sequence work. Every project over $20M carries a full-time, dedicated safety manager. Every subcontractor completes our OSHA-30 gateway before setting foot on site. We run monthly safety audits with third-party observers and share the results with our clients - not because we have to, but because transparency is how trust is built.
