Patricia leads Ironline's preconstruction department and personally oversees all GMP development on projects over $25M. She is a LEED AP BD+C and a licensed PE in Colorado.

Ironline maintains a prequalified subcontractor database of over 240 regional specialty trades across all major market sectors. To get on our invitation-to-bid list, submit the following to our subcontractor coordinator at subs@ironlinecg.com.

- Trade and license number (CO contractor license required)
- Current certificate of insurance (min. $2M CGL with AI endorsement)
- Three-year EMR documentation from your carrier
- Two recent commercial project references with owner contact info
- Current financial statements (reviewed or compiled)
- OSHA-30 compliance documentation for all foremen
- Bonding capacity statement from surety
- Prevailing wage / certified payroll capability (if applicable)
Note
New subcontractors are re-qualified annually. All subs must complete OSHA-30 gateway before mobilizing on any Ironline project.

Same-day acknowledgment
Every inquiry submitted via form or email receives an acknowledgment within 4 business hours. A preconstruction manager will review your project and confirm the next step.
Discovery call (30 min)
We schedule a 30-minute call with a preconstruction manager to understand your program, site, schedule drivers, and budget expectations. No proposal, no agenda.
Budget bracketing (7 days)
Based on the discovery call, we deliver an initial budget range with documented assumptions. This is not a bid — it is an honest assessment of what your project costs in today's market.
Preconstruction agreement
If the budget range works for your project, we formalize preconstruction services. On projects where Ironline will be the GC, this service is provided at no additional cost.
