Four kinds of work. One way of working.

We organize our practice around four kinds of project. The phases of work, the level of involvement, and the way fees are structured are the same across all of them.

New residential

Single-family homes and cabins for clients who want a building specific to a place, not a plan ordered from a magazine.

Typical fee: 10 to 14% of construction cost

Scope of services

  • Site analysis and feasibility
  • Schematic, design development, and construction documents
  • Bidding and contractor selection
  • Construction administration through occupancy
  • Interior architecture and built-in millwork

Renovation & addition

Whole-house renovations, additions, and gut remodels of older Twin Cities homes, with particular attention to the parts of the house that already work.

Typical fee: 12 to 16% of construction cost

Scope of services

  • Existing conditions survey and historical research
  • Phased design and construction planning
  • Permitting and historic-district review
  • Construction administration
  • Interior architecture and finish selection

Adaptive reuse

Old warehouses, schoolhouses, mills, and grain elevators. Buildings that should not be torn down, brought to a second useful life.

Typical fee: Project-based, typically $180k to $1.2M

  • Structural and envelope assessment with consultant team
  • Programming for new use
  • Historic tax credit applications when applicable
  • Permitting and code analysis
  • Full construction documents and CA

Civic & cultural

Libraries, museums, community spaces, and schools, designed to last and to belong to the place they are built in.

Typical fee: 8 to 12% of construction cost

Scope of services

  • Community engagement and public meetings
  • Programming with client and stakeholders
  • Full A/E coordination
  • LEED and B3 sustainability documentation
  • Construction administration through occupancy

How a project moves

Five phases, twelve to thirty months.

01

Site & program

Two to four weeks. We walk the site in every season we can, interview the client family or stakeholders, and write a programming document that becomes the basis of the work.

Schematic design

Four to eight weeks. Two or three schemes, presented in hand drawings and physical study models. We meet weekly until we have one.

Design development

Eight to twelve weeks. The chosen scheme is refined to every wall section, every window, every material decision. Engineers and consultants are coordinated in this phase.

Construction docs & bidding

Ten to sixteen weeks. Full permit drawings and specifications. We help select the builder and negotiate the contract.

05

Construction administration

Six to eighteen months on site, depending on scope. We are on site weekly through the duration, available daily by phone and email.
